Our cozy farmhouse is just 5 minutes from Jay Peak. Come enjoy a private home nestled in the foothills below. Relax by the wood stove while kids play in the game room or take a calming walk along the brook in the backyard.

Good to know

Recently updated with smart TVs throughout and high speed internet. Vermont country living with modern amenities! All essential cooking and dinnerware are provided in the full-sized kitchen. There are six smart televisions for everyone to enjoy. Hulu Live TV with Disney+ & ESPN, gigabit internet, and Wifi are included. There's even a popcorn machine! For convenience we use a Smart lock. After booking you'll receive a message with a unique key code good for the duration of your stay. Guests will have access to all bedrooms: Bedroom 1 (Queen) and a full bath with combo washer/dryer are on the main floor. Three bedrooms are on the second floor, Bedroom 2(Queen), Bedroom 3(King) and Bedroom 4 which has a Twin bunk bed and a single Twin bed. The game room futon doubles as additional sleep space. The third floor loft has a private bedroom with a King size bed(Bedroom 6). Please be aware: The 5th bedroom(2 Twin beds) is not completely private. Bedroom 6(3rd floor with King Bed) is accessed through Bedroom 5. There is no dedicated door for the twin beds on the third floor but we have provided a large room divider for privacy. We also have a folding cot if needed for additional guests. A Combo Washer/Dryer is available for you to use. In the back yard you'll find a deck with deck chairs, a propane grill and access to the Jay Branch Brook. Additional folding chairs and lawn games are available in the cabinet in the entry room. We are happy to allow guests to host events but they will be subject to host approval and venue fees. While we are dog friendly, we require that guests do not leave their pet unattended unless they can be crated. We prefer only 1 dog per reservation but will consider additional on a case by case basis.

Other Details to Note

Your Hosts, Ryan and Adam are VT born and raised. We grew up skiing the rugged Green Mountains. Our Mother Cathy, a cohost lives next door. We have 2+ years of Super-Host experience. We will work together to make your stay the best it can be!

House Rules

-PARKING: Our driveway can fit 5-6 vehicles with double parking. Please DO NOT park on the grass. Please leave two spaces for the garage unblocked. -Bedroom 6(3rd Floor with King Bed) is accessed through Bedroom 5(2 Twin beds). -We are happy to allow pets on a case by case basis. Guests are responsible for picking up all pet waste from the yard. Pets are not to be left unattended in the house unless they can be crated. Pets may be left tied out if you are comfortable doing so, but please let us know if you intend to. -The fire pit in the backyard is available for your use. There is a lighter in the kitchen drawer to the left of the stove. Paper can be used as kindling as well as any scrap wood in the backyard. Do not take from the wood pile behind the garage apartment for use in the fire pit. --We have purchased wood for use in the wood stove for your convenience, it is located behind the apartment. Please limit burning to times you will be in the house for safety. In the event the wood is depleted before the end of the season, bundles can be purchased at the Jay Country Store. Only use the wood with the wood stove. If you are not familiar with or comfortable starting fires in a stove, please do not. -Pets are not not allowed on the furniture(couches, chairs, beds) -No shoes should be worn within the house. -Please be considerate of your neighbors next door and, keep noise to a respectful level at all times. -No electric vehicle charging. -No Smoking. Additional cleaning fees to remove odor and stains may be applied. If you do smoke outside please dispose of butts in the trash -Please do not rearrange the furniture. -Please leave any unused beds made. -Please do not log out of Hulu, Disney+ or ESPN on the TVs -Wash or load your dishes into the dishwasher after use. You may run the dishwasher if needed, detergent is located under the sink. -Occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. Ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables. -In our game room we have games for your use. Please return all accessories to their rightful places at the end of your stay. -Please do not adjust the thermostats above 70 degrees F. -No meals in the bedrooms. -No additional guests without prior approval. -No illegal drugs of any kind - alcohol is OK for guests over 21 years of age. -Be responsible when using the washer and dryer. We'd prefer no more than 1 wash/dry cycle per night. -If anything breaks, spills, stains, etc. please let us know immediately. -No parties in the house. If it is determined a party was held during your stay you will potentially be responsible for additional fees/charges. In the event of disruptions to our neighbors you may be asked to vacate the property. -Ski and snowboard equipment may be stored in the entry room. -Do not enter or interact with the small sauna shelter by the brook, it is not currently suitable for use. -When you check out please put all trash in trash receptacles, load the dishwasher with any dirty dishes and leave any used beds unmade. -Checkout is 10am unless other arrangements were made. Staying beyond checkout time and impeding our cleaners may result in additional charges. In general, please treat our home with respect.
